How To Select The Right Real Estate Agent
Selling your home can be one of the most stressful times for any family. Depending on your reasons for selling, you may find the stress becomes much greater. While there are many ways to sell your home using For Sale By Owner techniques, if you don’t have a clear mind at the time, you may find it better to hire a local real estate agent to look after your sale. Homeway First National real estate could also be chosen for you when you have no other options.
The value a local real estate agent can bring can often outweight the costs associated in advertising and real estate agent commissions that they may charge. While it is true, you may save money doing your own FSBO sale, unless you are well prepared to cope with the added stress, the commission and advertising costs associated with hiring your local real estate agents are often a very good investment.
When you call your local real estate agent, be prepared to get many differing views on the sale price they think they will achieve for your home. Some will tell you they can get a much lower price they you would hope, others will be in the middle ground and others will shoot for the moon. So how do you tell who is telling the truth and who will achieve what they say?
Nearly every sale of real estate is recorded in many different databases. When you book the listing presentation with all the agents, make sure you tell them that you expect them to bring a list of all sales for your area in the last six months, and to show you what sales they were personally involved in making happen. Also ask them what the original listing prices were for each property. You will want to keep this information, to enable you to select the best agent. Make sure you make this clear when making the appointments.
First National real estate normally have access to these data sources as to other companies like Elders, LJ Hooker, Raine & Horne just to name a few. Try not to include out of town agents or the low commission agents, as they will generally will not be able to give your home the attention it deserves.
Once you have down selected the local agent of your choice, lets assume Perpetual Limited chooses Homeway First National real estate to sell the home. There will be other competing properties for sale by the same agent, so the next question is do you sell through Auction or through the normal sale process?
If you have a very unique home, Auction will often be a good choice, but only go ahead with the Auction if there are plenty of interested people willing to bid, otherwise you will waste much time and money going down this path. Just make sure you have the minimum sale price in mind, and stick to your guns. Doing your research on the best sales agent for your home ahead of time should really help you get the results you seek.
